Keep an Eye on Your Second Home—Even When You're Not There
Second homes and seasonal properties can sit unoccupied for weeks or months at a time. During that time, leaks, weather damage, unusual indoor conditions, deliveries, or other problems can develop without anyone there to notice.
Scheduled Vacation & Second Home Watch visits give your property an extra set of eyes between stays and keep you informed about how things look.
Your second home may be out of sight, but it doesn't have to be out of mind.
What We Check While Your Property Is Unoccupied
💧 Leaks & Water Concerns
Look for visible signs of leaks, unexpected moisture, water intrusion, or other obvious water-related concerns in agreed-upon areas.
🌡️ Indoor Conditions
Check for obvious changes in temperature or other unusual conditions inside the property.
🚪 Doors & Windows
Visual confirmation that designated doors and windows appear closed and secure.
⛈️ Weather-Related Concerns
Look for noticeable issues following heavy rain, wind, snow, ice, storms, or other significant weather.
🏠 General Property Condition
Check for anything that appears unusual, damaged, disturbed, or different from previous visits.
📦 Mail & Unexpected Deliveries
Check for packages, notices, or other items that may accumulate while the property is unoccupied.
Every property is different. Before service begins, we'll discuss your second home or seasonal property and anything specific you'd like included in your check-in routine.
How Vacation & Second Home Watch Works
1. Tell Us About Your Property
Let us know the property address, when it's typically occupied, how long it may sit vacant, and how often you'd like it checked.
2. Create Your Property Check-In Plan
We'll establish your visit schedule, access arrangements, areas to be checked, and any specific concerns you'd like us to keep an eye on.
3. We Check In While the Property Is Unoccupied
We'll complete scheduled visits during the periods when your second home or seasonal property isn't being used.
4. Receive Updates After Each Visit
You'll receive confirmation after scheduled check-ins, along with photos when appropriate or requested.
5. If Something Needs Attention, You'll Know
If we notice an unexpected condition or something concerning, we'll contact you promptly so you can decide how you'd like to proceed.
A Check-In Schedule That Fits Your Property
Second homes and seasonal properties aren't all used the same way. Check-ins can be arranged around how often you visit, how long the property typically sits unoccupied, and the level of oversight you're looking for.
One-Time Check-In
Need someone to check the property between visits or after a particular event? A single check-in can be arranged when needed.
Recurring Check-Ins
Schedule regular visits during longer periods when your vacation or second home will be unoccupied.
Seasonal Check-Ins
Have a property that's only used during certain parts of the year? We can arrange visits during the months it typically sits vacant.
Custom Scheduling
Have a different situation? We'll work with you to establish a check-in schedule that makes sense for your property.
Not sure what schedule makes sense? Tell us how your property is used and how long it typically sits unoccupied, and we'll help you determine an appropriate plan.
